Military City, USA

Explore San Antonio for Military Families

San Antonio earned the name Military City, USA. Fort Sam Houston, Lackland, and Randolph operate together as Joint Base San Antonio, and thousands of families arrive on PCS orders every year. I am a retired Army First Sergeant and a bilingual REALTOR®. Here is how to read this city before you ever see a house.

Start with the mission, not the listing

Most families start by scrolling homes. I start with three questions: where do you report, when do you report, and what does your family need to feel settled? Answer those, and the map of San Antonio gets a lot smaller.

From there we work backward from your report date through search, option period, financing, and closing. Out of town? Video walkthroughs and an agent on the ground make a remote search workable. I will tell you honestly when a trip is worth making.

How military families narrow it down

These are the filters that matter most once you have orders in hand.

  • •Your base and duty hours. Commutes change with the time of day, so we look at real drive times for your schedule.
  • •Your BAH. It depends on your rank, dependents, and duty station ZIP code. Use the official DoD calculator, then we match it to realistic homes and monthly payments.
  • •How long you expect to stay. A two-year tour and a retirement landing in South Texas call for different strategies.
  • •Space versus drive time. Central San Antonio is closer to the action. Wilson County gives you more land and a lower cost of entry with a longer drive.
  • •Your loan. A VA loan can change what you can afford, so talk to a lender who handles them every day.

The money questions every PCS family asks

VA loans, BAH, and Texas veteran property tax benefits are where families leave the most value on the table. I keep a plain-English page on each so you can read before you call.

Official sources I point families to

This page is general education, not legal, tax, or lending advice. Rules and rates change, so confirm details with the official source above, your lender, or a tax professional. I am a REALTOR®, not a lender or an attorney.

Moving to San Antonio on military orders: common questions

Which military bases are in San Antonio?

Joint Base San Antonio (JBSA) brings together JBSA-Fort Sam Houston, JBSA-Lackland, and JBSA-Randolph, along with other locations. Check the official JBSA site for the full list and for your specific unit's location.

Should I live on base or buy off base?

It depends on your tour length, family size, and finances. Whether on-base housing is available to you is decided by the base housing office, so confirm that first. Many families also buy off base, especially with a VA loan. I will tell you straight which path fits your situation.

How do I find my BAH rate?

Use the official DoD BAH calculator. Your rate depends on your rank, whether you have dependents, and the ZIP code of your duty station. I do not quote BAH figures myself because the official calculator is the source of truth.

Can I buy a home before I arrive in San Antonio?

Yes. Video walkthroughs, virtual tours, and an agent on the ground make remote shopping possible. I will tell you honestly what is realistic for your report date.

Do you work with military families who speak Spanish?

Yes. I am bilingual in English and Spanish, and my site has Spanish pages for the key topics.
