How I sell your home

1

Pricing strategy

A free comparative market analysis based on recent sales in your area, not a guess. We price to attract serious buyers and maximize your return.

2

Prep that pays off

I'll walk your home with you and point out the low-cost improvements that actually move the needle. Skip the renovations that don't.

3

Marketing that reaches buyers

Professional photos, listing syndication, social media exposure, and outreach to my network of buyers and investors across Greater San Antonio.

4

Negotiation on your behalf

When offers come in, I negotiate price, terms, and repairs with your interests first, not the easiest close.

5

Closing coordination

I manage the timeline, the title company, and the details so closing day is smooth and on schedule.

What the timeline looks like

Week 1

We meet, I walk the home, and I bring you a pricing analysis and a net sheet so you see your estimated proceeds.

Prep and photos

We handle the small fixes that matter, then photos and marketing materials go live with your listing.

Offers and negotiation

I present every offer, explain the terms, and negotiate. Buyers usually have an option period for inspections.

Under contract to closing

Appraisal, financing, and title work move forward. Many Texas contracts close in about 30 days, depending on the financing.

A note on Texas seller disclosures

Texas law generally requires sellers of residential property to give buyers a Seller's Disclosure Notice (Texas Property Code Section 5.008), with some exceptions. I'll walk you through it so you know what to disclose and why.

What sellers ask me

How do you decide my listing price?

I pull recent comparable sales near you, look at current competition and market conditions, and walk your home to account for condition and upgrades. You'll see the analysis and we'll decide together.

What does it cost to sell?

Typical costs include agent compensation, title and escrow charges, and any repairs or concessions you agree to. Compensation is negotiable in Texas and is set out in a written listing agreement. I'll give you a net sheet so you see your estimated proceeds before you list.

Do I need to make repairs before listing?

Not always. I'll point out the low-cost items that matter to buyers and tell you which projects aren't worth the money.

How long will it take to sell?

It depends on price, condition, location, and the market. After the pricing analysis I'll give you a realistic range rather than a promise.

What do I have to disclose?

Texas law generally requires a Seller's Disclosure Notice for residential property, with some exceptions. I'll go through it with you.
