Find your piece of Texas.

From build-ready lots in Wilson County subdivisions to rural acreage along the South Texas corridor — I help buyers locate the right tract, understand what they're buying, and close with confidence. Land transactions have more moving parts than most people expect. I make sure you know every one of them.

Types of land I work with

Every land purchase is different. Here's what I help clients find across Greater San Antonio and the South Texas corridor.

🏗️

Residential Lots

Build-ready lots in established subdivisions across Wilson County, South Bexar County, and the greater San Antonio area. I help you verify deed restrictions, utilities, and what the builder process looks like before you commit.

🌾

Acreage & Rural Land

Raw acreage and rural tracts in Floresville, La Vernia, Atkins, Elmendorf, Von Ormy, and surrounding areas. Whether you want to build a homestead, run livestock, or just have room to breathe — I help you find the right tract.

📐

Investment & Development Land

Undeveloped tracts positioned for future growth — along the I-35 and I-37 corridors, Wilson County expansion areas, and emerging South Bexar County submarkets. Strategic buyers need a strategic agent.

Where I find land

The South Texas corridor is where I live and work. Here's where I have the deepest knowledge of land inventory, pricing, and opportunity.

📍 Wilson County

Floresville, La Vernia, Atkins — one of the fastest-growing land markets south of San Antonio. Affordable tracts, rural character, and close-in access to the city.

📍 South Bexar County

Elmendorf, Somerset, Von Ormy — larger lots and acreage options at lower price points. Growing interest from buyers priced out of the city.

📍 Greater San Antonio

Build-ready lots in developing neighborhoods across Bexar County — from the South Side to the East Side and growth corridors near 1604.

📍 Schertz / Cibolo Area

Guadalupe County growth area near Randolph AFB. Residential lots and small tracts in fast-developing communities popular with military families.

📍 Converse & East Bexar

Established and emerging communities east of San Antonio — close to base, close to downtown, and still offering land options.

📍 South Texas Corridor

I-35 and I-37 from San Antonio south — raw land and rural tracts with long-term investment potential along major growth corridors.

What to know before buying land in Texas

Land transactions are different from buying a house — and the surprises can be expensive if you're not prepared. Here's what I walk every land buyer through before we ever make an offer.

✓

Survey

A current survey is critical for any land purchase. It shows the exact boundaries, acreage, encroachments, and easements on a tract. Never skip it — and always verify the survey reflects current conditions.

✓

Mineral Rights

In Texas, mineral rights can be severed from surface rights — meaning a seller may own the land but not the oil, gas, or minerals beneath it. I help buyers understand what's included in the deed and what's been reserved by prior owners.

✓

Access & Easements

Some rural tracts lack direct road frontage and require an easement across another property for access. I verify legal access before you make an offer — landlocked land is a deal-killer.

✓

Water & Utilities

Rural land often lacks city water and sewer. You'll need to know whether the tract has a water well, a right to connect to a rural water system, or will require drilling — and whether septic is an option. These costs add up fast.

✓

Agricultural (Ag) Exemption

Many rural Texas properties carry an agricultural appraisal (often called an 'ag exemption'), which significantly reduces annual property taxes. If you don't maintain the qualifying agricultural use, you may owe rollback taxes going back several years. Important to understand before you buy.

✓

Financing

Land loans work differently than home loans — they typically require larger down payments (often 20–30% or more) and carry shorter terms and higher interest rates. I'll connect you with lenders who specialize in Texas land and rural financing.

✓

Deed Restrictions & Zoning

Even in rural Texas, tracts may have deed restrictions that limit use, building type, or what livestock are allowed. Texas counties have limited zoning authority outside city ETJ, but restrictions can still exist through deed covenants.

✓

Flood Zone

South Texas and the San Antonio River watershed areas can include FEMA flood zone designations. I check flood maps before recommending any rural tract — especially those near creeks, rivers, or drainage easements.
